This three bedroom villa is one of four houses available in the traditional village of Kouklia. Kouklia is just five minutes from the two championship golf courses of Secret Valley and Aphrodite Hills. The village has a number of excellent tavernas, shops and a post office. The area around Kouklia is of great archeological interest and many restrictions are in place with regard to future development.

All four houses have fabulous, unrestricted sea views from their patios and balconies.

House specifications:

The houses are constructed with an anti seismic reinforced concrete frame. Walls are constructed of cavity brickwork with polystyrene insulation. The roofs are also insulated with polystyrene. Damp proof courses and damp proof membranes are provided to floors and walls. The floors also have lightweight concrete screeds to minimise the transmission of sound. External doors and windows are double glazed. These factors provide a healthy and comfortable house with low heating and air conditioning costs. The kitchen units are handmade with granite work tops. Bathroom furniture and fittings and all ceramics are of excellent quality. Staircases are finished in Granite with wrought iron balustrades. Electrical fittings, kitchen units, wardrobes and all materials used in the houses, pools and gardens are of high specification, to British Standards where applicable and are of exceptional design. Electrical sockets, TV and telephone sockets are amply provided in every room. Electrical installations are checked and approved for safety prior to final electricity connection and delivery to the owner, by the Electricity authority of Cyprus. The houses and gardens are designed for low maintenance.

Externally the walls are finished with a combination of natural stone and hard wearing high quality waterproof resin Grafiato finish. The sloping areas of the roof are tiled in red Italian baked clay ceramic tiles. External balustrades are in handmade wrought iron with high quality primer and hard wearing oven baked paint enamel finish. The veranda areas are separated by vertical flower beds finished in natural stone so that the planting will provide a visual screen between the houses. The verandas, swimming pool and parking areas are finished in hard wearing ceramic tiles.
